Thinking of selling your home? Here are some helpful tips to bring in the most
money for your home. In finding out how much your home is worth, it is advisable to have a professional real estate agent do a comparable market analysis for you. (CMA) A realtor will gather information on what homes in your area have sold for, (that would compare to your home) to estimate the value of your home.

TIPS.....a well maintained home, with realistic and proper pricing, will usually outshine the competition and will sell even in a slower market.
Curb Appeal
Keep lawns cut and hedges and shrubs trimmed
Weed and edge gardens
Clear driveway and concrete steps, power wash if necessary.
Clean out the garage of unnecessary items.
Touch up paint…clean fresh door trims make a big difference
Painted colourful inexpensive flowers pots add piazzas
Create space
This is the time to pack up personal photos, and nonessential items and gifts
that have accumulated over the years, and set up your home so potential
buyers can invasion the house as theirs. It also creates a bigger sense of space
Store surplus furniture, or give to a charity
Clean out closets, and organize neatly
Virtuously Clean
Clean and deodorize bathrooms, be sure fixtures shine
Kitchen faucets and sink sparking, with counters uncluttered
and clean. Put away toasters and blenders if possible.
Have the carpets cleaned
Wipe clean around door handles and light switches.
If you have pets, be sure to eliminate any pet odors.
Maintenance
Paint and touch up wherever possible. Fill nail holes and paint.
Clean windows and window casings.
Repair cracked or broken window glass
Repair seals around tubs and basins.
Replace any burned out light bulbs.
Replace or repair any loose or damaged towel bars and paper rolls.
Tighten loose handles, door knobs
Good idea to replace a hot water tank that is older than 10 years.
Updates
Red, orange, green harvest gold carpets were acceptable 30 years ago.
Same goes for avocado green fridge and stove, no longer attractive
Anything that dates the home, will make it look unmaintained
Older kitchen...don’t have the money to replace it......maybe some paint,
new handles and a new counter top, may do it all for under 1000.00
Replace the 1970 chandelier, for something inexpensive and modern,
it is worth your weight in gold.
Create a buying mood
Be sure your home smells fresh and clean
Light scented candles, to free your home of cooking smells
Grind fresh lemon in a garbage disposal, or boil cinnamon sticks
Light or turn on the fireplace, if it is not a hot day
Some fresh flowers on the table…always a great touch
Lighting is important, so turn on the lights that best sets the atmosphere
All windows and blinds open for as much natural light as possible.
If it is summer, open windows to let the fresh air in.
